Joe Villeneuve I know I can rent units if I decide to buy something to rent out. I have been renting apartments for a while now. Finding a deal the makes sense, now that's where I can't afford to make a mistake. I'm reconsidering flipping a house since I have never done one before.

Michele Fischer I did listen to your podcast and enjoyed it very much! I will be buying your book today. I have been renting to migrants workers here in Salem that most PM's won't touch. I can tell you that they are generally the best tenants that I could wish for.

I have a very generous employer willing to loan me $65,000 to buy my first investment property with little to no interest charge. He is in no hurry to get his money back right away. I'm thinking of buying a flipper and me putting up the money for repairs and sell it, or buying a 4 plex in need of repairs, fix it up, raise rents, etc is there any other ideas that I should be thinking about using this money to buy real estate? Thank you in advance, you guys are great! Happy Sunday

@Wayne Freeman if you are going to get a part time work why not work in an apartment complex, you can pretty much learn everything you need to know there about maintaneance repairs.

@Joe Fairless Yes I can probably write a book about it now.  I have seen and learned a lot from interacting with people in the apartments.  I'm currently saving money and also hoping to do an owner finance or a master lease type of deal if it presents itself.  Peru is a great place to visit, I haven't been in Iquitos yet but its in my future plans. 

@Joe Sullivan you are the third Joe that has welcome me! there must be a good reason why and I need to remember that.  Good luck with your new job!

@Laureen Youngblood  Thank you! yes I'm very gratefuI for BP and the people that contribute in the forums.  I lived in Eugene for a few years and I miss the healthy food choices that I can't find here in Salem.

I have been managing the same apt complex with 112 units in my area for the last 9 years and I never had/have any problems filling them up. Our vacancy rate has been less than 1%. Every year we have raised rents, not aggressively, but we have . From my experience, I have to agree with this article.

Two years ago my employer purchased two apartment buildings. One with 87 units, paid $53,000 per door and the other one with 37 units, paid $51,000 per door. He is the market to purchase another building but can't find any good deals and the ones selling are not taking any less than $65,000 per door.
