Welcome to BP @Aaron Reynolds I am rehabber that live in Kent as well :) I get most of my deals thought direct mail and love probates. By the way my wife is a licensed broker, so she can put in some offers for you in case your broker will be giving you trouble.

@Account Closed recently I was trying to get in contact with Summit for few weeks and was not successful. Not sure if they are out of business or just don't care about new brokers anymore.

One of my brokers recently switched to Force Realty.

They are 100% commissions and have office in Bellevue. I just talked to their designated broker and he was quite helpful. So you might consider these guys as well. They even cheaper then Allison James. Also have mentorship program, where they can guide you step by step thought first 3 deals for 25%.

I have not used these guys my self, so cant speak from experience, just from what I heard.

I have a friend who is thinking to build a house and own a land in Seattle already. Currently he is looking for funding and banks are requesting blueprints of the house. He doesn't want to spend too much money upfront, as he is not sure if he can get the loan. Instead he is looking to get similar/approximate blueprint somewhere cheap so he can use it for funding. Once funding is approved he will go and hire designer to tweak it for his needs. What are the options to get blueprints for the new house development?

1. Buy it from builder?

2. Download it from some online library?

3. Any other method?

Any pointers to the right directions will be appreciated.

@Account Closed , my brother in law used them for few years and was pretty happy. He only uses diamond program, where he paid 2k upfront and then keeps everything. He is realtor for living, not real estate investor.

@Arktavious Sally I do go thought court files. In most cases it doesn't split total assets in to categories (sometimes in does), but it would say something like

Total estate: $300,000 Total outstanding credit: $20,000

These 300k can be cash, bonds, stocks, real property, cars, etc...

Do you just assume if deceased has good number of paid out estate, that its reasonable that some of these are real property?

Digging thought probate records of my county, it is quite hard to find property address of the deceased. Most cases simply state the dollar amount of the assets, like $200k , etc… I wonder how do you guys usually approach such probates, should I not care about the property address, or even if real property is involved and send letters to all probate prs?

I am working thought my probate leads for this month and noticed few leads where probate personal representatives live outside of country. Have two in London, one in New Zealand and one in Canada.

Is it worth it to reach out to these guys?
