Today I've find out that it is actually reverse mortgage for the senior. As far as lender customer did mentioned HUD, but I doubt it. I'll get the actual pay off statement from they today and will check.

Is that easier to do short sale on reverse mortgage?

I have motivated seller who owns $175,000 on HUD House. Owner mentioned that if my offer will be lower then whats owed then HUD inspector will be coming out to determine condition of the house and see if they will be accepting this offer or now.

I am thinking to offer about $155,000 on the house. This is my first time dealing with HUD, so I wounder if that is the process indeed or its something that owner had made up? What is the likelihood that HUD will accept lower offer?

P.S. This is very HOT lead, so any input right now will be much beneficial.

When I pull property information from my county tax assessors office, owners names are shows in following format :

Example #1: MINNIS BRIAN A+LOKE-MOI CHONG

Example #2: BRAR IQBAL S+TEJ K

Example #3: LOCKE MARY+LOCKE ALAN

To get most results should I include both owners names on the envelope or just one? How about in the letter, should I insert names of both owners or just one in to the greeting line?

@Stephanie Dupuis , when I use option #2 and search for Letters Testamentary, I only get 15 records. Last one dated 2005.

As far as option #1, there is tons of records, but I thought that probates should be indexed on the court website (at least that how many people claim it is working in their counties at this thread ). Am I mistaken and I need to go thought list of DEATH CERTIFICATES trying to figure out if there was a property and who is executer on it?

Is that ok to hand write "address service requested." or it must be printed on envelope?

I went driving for dollars in the neighborhood of my interest and collected addresses of 30 houses. After I've mailed letters to these addresses, 8 of them came back as "vacant" or "unable to forward" or "attempted - not known", etc... All of the addresses for these properties came from county tax assessors office. I've left my post card by these houses (while driving), however how can I follow up with these leads? Is there is a better way to track down these owners? Is there is anything I can put on the address block which will make USPS deliver even if house is vacant?

Those of you who live in Seattle might have an answer for me. Is that possible to find probates leads online for King and Pierce counties in Washington?
