Prices are driven by demand. Since Seattle has tons of tech jobs available, and thousands of people moving in every year values will continue to be high. 

Friend of mine bought condo in Seattle in 1997 for roughly 90k. In 2007 he sold it, and for proceeds bought two houses in Renton, one for him self, and second one as rental. 

I am interested to see how high it will climb, but as for now demand is definitely there, and more SFR being teared down everyday just to be replaced with 3-6 town homes.

Eastside Funding is one of the largest ones.  I've also used Intrust Funding couple of times and they were fast and efficient.

@Doug N. Welcome to bigger pockets.  Seattle has quite hot market right now, but what I am trying to understand is how does answer for this question will help you? What is your real estate goals? Are you looking to decide if you should get in to the investing or to seat and wait until market will cool off? Are you trying to fix and flip or buy and hold?

I love current market, because as soon as I get another deal, I know that after rehab it will sell, if the price is right, but that was true in every market for me.

Hi @Colleen F., so regarding usage of the main window. It locates in the leaving room, and doesn't have any specific usage. Just a big window in the middle of the wall. It definitely need more work on the inside to make sure that it looks better and has good trims around it. 

Thank you every one to pointing out that this decision is not only being money decision but also local market decision. Going thought 10 comps within 0.5 mile, none of the houses had wood windows, which just adds a point to most of you that its best to get these wood windows replaced to be more competitive at sale.

Thank you everyone for your responses.  Any suggestions on the main window in the center?

@Colleen F. I wanted to understand why would you replace some with wood and some with vinyl? Just to save the money on the windows where vinyl is really expensive? Or there are some other decision points?

I am working on rehab which has secondary kitchen on the basement level which makes it mother in law suite. House already has 4bd 3ba. Question is should I update this kitchen and keep the mother in law, or should I make extra room out of the kitchen. What will have more value and be easier to sell 4bd 3ba with mother in law (extra kitchen), or 5bd 3ba house?

My current project has wood windows, and seems like many of the custom size. Once house will be completed it will be sold for $500k+. Question is, should I replace current windows, or try to polish them, etc..?

@Nghi Le Majority of the information is answered on official King County Tax sales site. 

They are actually encourage you to do on site inspection (see under #8: An on-site inspection should also be made)

Also #9 stated that owners of valuable places will pay taxes most of the time (see under #9: Do not count on buying a house at the foreclosure auction. Normally, owners of improved properties subject to tax foreclosure will raise the money to redeem the property before the sale, often at the last minute.)

I do know some people who bought at King county tax sales and were able to money off of these properties.  However, I also know a guy who purchased from a sale house for 12,000 but it also had 40,000 medial lien which he had to pay off prior to selling house.

Thanks for reply @Bruce L. Unfortunately I am not member of RHA, I am only member of REAPS. Have you used RHA forms? Does it worth becoming a member for me in order to get access to forms?
