Greetings BP community,

I am looking for a good Renters Agreement to be used in Washington State, King County. Does any one from Seattle landlords willing to share their wisdom or files on this topic?

You can also use one of the skip tracing companies, such as TLO (only $1 per search) to identify possible owner phones and emails.

@Chris Stromdahl   In Washington State going to Secretary of State will cost you $230 for LLC, that's $180 + $50 for over counter fees, at least that is what I pay whenever I set up new one.  And it works just fine for my rehabs. 

Question is are you already making money in real estate? If not I suggest you not to focus on LLC, business cards, and other secondary items. Focus on marketing instead and start putting deals together. After you'll start making money and getting thought transactions then you can spend money for llc, fancy cards and what ever else your heart desire. But first things must be first and that is making money, otherwise everything is useless and you will be spending another $1200 with this attorney to close  your LLC "properly" :)

@Matt Gier Attorney that I use usually charges $295/hour. Since he is member of local REPS he charges fellow members $235. I believed I got 15 minutes free first time I saw them :) 

@Chris Stromdahl  I believe you should use attorney to solve a specific problem. So I would not just go to attorney and talk to him just to seek an advice on anything or on random questions from the forum. In my experience most attorney are very knowlegeble and will give you alot of information, sometimes even more then you need. Any questions that you ask they can go on for hours :) So my advise to you is be specific. If I have specific contract which you want him to review then ask them to review contract, etc... Be specific and focus on real stuff that you came there to solve.

Technically, we do not share commissions; we reimburse people for their marketing expense. Money are coming from our marketing budget, not from commissions, 0.5% is just approximate number. There is a simple bird dog agreement that we used successfully.

@Thomas Coburn When I buy houses, I purchase them with my LLC right away therefore no need to make any transfer. Using hard money is not a problem as they simply place a lien on the title and only remove it when you pay them back. I am currently do not buy-and-hold any of the properties and do not refinance them with conventional loans, so I cannot advise on that.

Seattle Wholesalers-

What do you currently do with all of your dead leads? I mean people who reach out to you to sell their house but had wrong expectations and thought that offer you gave them was too low. All of the people who did not have a distressed property and were looking for FULL market price?

If you throw these leads away I have a proposal for you. If you send these leads to me, I am willing to reimburse your marketing expense if I will be able to get hold of them and get their property listed.  I am thinking about 0.5% of the sales price. Wholesale is indeed possible, I do wholesale at times when I do not have capacity to rehab. Gurus like to tell people to start with wholesaling as it requires “no money” according to them. Reality is, you have to spend good amount of money for marketing to get a good deal. So just living off wholesale will require you to be experienced in finding properties fast, but if you just want to do few deals a year on a side in addition to having full time job it can be good start. What are your goals in regards to wholesaling?

@Tony K. absolutely. Just send you two contacts. Both are CPAs, first one specializes primarily in real esate, and second one is very brilliant CPA that I use for all of my businesses.
