Mother in law suite vs Extra room

I am working on rehab which has secondary kitchen on the basement level which makes it mother in law suite. House already has 4bd 3ba. Question is should I update this kitchen and keep the mother in law, or should I make extra room out of the kitchen. What will have more value and be easier to sell 4bd 3ba with mother in law (extra kitchen), or 5bd 3ba house?
