Cashflow is the king at end of the day but you gotta also keep in mind the entry and exit strategies for these investments.

if you can sell the 200K house in Dallas faster and quicker due to the quality then its better deal as the underlying asset is better.

With house in IL, they might be cheap but is the extra CF worth the maintenance headaches  and the risks?

You will always have to choose between CF and asset quality, and you should be able to do it based on what you want to do in your business.

 Chris, yes attorneys are used in every step and process of real estate transaction in IL. From purchase, to foreclousre to bankruptcy and etc. IL is a judicial state which means that all the real estate transactions need to be done thru a licensed attorney.

To your questions

Is an attorney used for title in IL? 

Yes, you will need an attorney as a buyer as well as a seller. 


Are they used for closing? 

Yes, you and your attorney have to be present at the title company for closing


If a property is being refinanced are they involved?

Typically not. Some lenders might ask for it, most of them don't.

Buying in winter sucks, and you have to factor in not only holding time, but the part where contractors and sub also are unwinding with the family during holidays, which means that the rehabs are kind of really slow post Thanksgiving to all the way into first week of Jan.

Using your own cash or private money with lesser cost is better than HML. But also, I try not to schedule a lot of closings in Dec and Jan.
