I totally agree! Although I can’t imagine in this market that realtors are having a hard time finding work

The more I think of it, you might want to find a realtor that networks well so they find you off market deals. You have all the focus of the realtor, and don't have to go through the whole stress of bidding, etc. Once a home has an MLS listing is on the market, dear God it's a bloodbath. The 2021 home buying mania in Austin is worse than the 2020 covid toilet-roll crisis!

All real estate agents at this time are super crunched I'm afraid. Not that it's an excuse for sloppy service, but with such low inventory and bugger-all extra work going into offers, overbidding, etc.... they're just knackered to the bones and can't dedicate the same TLC and focus to clients as before. I am not a fan of signing any contract, I've never had to and wouldn't encourage it. 

Our very own @Neil Narayan could provide guidance. He's been super helpful to me on this forum and he runs a realty agency in Austin as well.

Madhu, I've seen that people renting in Texas do like to have big backyards, but it also depends on neighbourhoods and the demographics. For example, my tenants in Leander don't like backyard work, one of them (she's a single mum) even said "we chose your house because it had the smallest backyard". I usually look at comps to make a decision.

Dhaval, that would depend on where I'm travelling and for what purpose. In the US, I prefer airbnb that's a bit away (but I prefer hotels in the heart of the action whilst in NYC, Boston, SF, etc.). In Europe, I muchly prefer hotels in the city centres.

@Kayla Givens: As a remote OOS investor in Austin, I wish you all the very best. Like everyone's commented, Austin is a fabulous city to live in. If it weren't for the super hot weather (30C+), I'd have moved there in a heartbeat from Seattle.
