Lots of growth, 2 of my dear friends bought investment homes in the last few months and the houses rented in less than a fortnight. It's got a lovely historic city centre, one of my favourite parts of Austin.

Not that I'm aware of. Whenever I've increased, it's based on looking at the comps. That said, I love the tenants in one prop, they 've been with me for 4 yrs and have been a delight. So they are underpaying compared to the comps but they take care of my house well, and so I'm ok with it.

30-40 mins drive is really nothing in Texas! Infact, 2 of my friends recently brought new constructions in Bastrop as the neighbourhoods are bit more developed (or, I'm told, more gentrified) than DV. The sales agent at the property had mentioned to my mates that most investors  (at least a few months ago, when they were still selling to investors) were buying keeping in mind potential Tesla clientele.

Bastrop, Elgin, etc. are picking up primarily due to the Tesla factory. In addition to the obvious that is - the overall hot market and lack of inventory in CP, RR, etc.

Yes, I was a bit wary of increasing rents on one of my Leander units from 1850 to 2050...but I did...and it went in a jiffy. Another one's coming up for renewal so I'll also need to keep an eye on that! Go landlords!!!
