Very nice article!

7-8 of my mates (who live in the Bay Area) moved to Austin during the pandemic. I was seeing this trend but it seemed anecdotal at the time. It's nice to see the numbers in this article validate what we all knew - the rich techies and white collars from California moved to Austin. And the ones that didn't, ended up buying rentals there. I myself have intro'ed so many from BP based in California to my realtor in Austin.

Depending on what kind of homes you're looking for - yes, some of the resales maybe available but a lot of new builds aren't being sold to investors and some selling for more than 400K.

I just hope real estate prices going up astronomically in this specific part of Austin MSA isn't only because of Elon's dreams. I understand construction and all has started...but again, could go either way.

1. All other things equal, I’d go for single storey 

2. You hit the sweet spot actually. That said, even a 2100 sq ft would be ok but then the house and corresponding PITI will be bigger and home may negative CF even more

3. Too many to list, depends on where you buy and what kind of upgrades you choose (or the home comes with). Example - in my last 2 purchases, I chose tile and/or wooden for all except bedrooms (which were carpeted). Make sure home has all working appliances and fridge. Allow pets! 

4. I hate to spell out the obvious but competitive rent, even it means you negative CF if finding a tenant asap is your goal. the rental market is great in Austin at the mo but is also equally cut throat as well.

I’m sure you know this already but a lot of builders aren’t selling to investors. That said, there a few - just make sure your realtor is on it.

People ask me, what parts of Austin should I avoid?  NONE!  All areas are blowing up! Same with the Burbs!  Find the best deal and go with it!!  This is NOT ROCKET SCIENCE!

That’s what I’m trying to say too. Given that median price of homes in Leander itself is in the mid 400s, I was thinking median for CP would be much much higher than 500s.

This may sound like a very silly question but seeing the quick rise of Leander and Hutto, I'm a bit surprised at Cedar Park. I'd have thought median home prices would be much more??

Also, to add - the Brohn communities continue to sell to investors to grab ‘em whilst you can!
