If it is a good deal, place some 25-50 bandit signs near the high traffic area with main details of the home and saying Cash only offer and provide your contact no.

It depends on how that property was sold (short sale, foreclosed or auction) and also if the seller was so desperate. Asking price is not the ARV of a home. ARV depends on very recently sold properties in the nearest area with similar properties such as same no of bedrooms, area, built year etc.

You can have contingency in your contract saying that you can back out any time with no reason with in the inspection period. If you can't find a buyer with in the inspection period, you may get back your earnest money and move on to next deal

I am trying to find name of the home owner. One way to find is going to county's office. As I work 7-5, it is very hard to find time to go to county office. I would like yo know, if there are any websites or softwares that any one use to find the address (if owner lives at other location) and name of the home owner. I know there may be many paid websites, but wanted to get recommendation from the members, who might have used it and how much it may cost. Thanks in advance
