Deal, but no buyer

I plan to start marketing to find my own leads.  I want to flip on my own and I have a partner that may use some of the leads as well.  I want to wholesale off the leads that we do not use.  This may be a dumb question, but what happens if I get control of the property, but do not find a buyer.  I assume I have to buy it right???  I have read a lot about wholesaling, but haven't read anyone talk about this.  I understand that if it is a good deal I should have no issue finding a buyer, but I want to know what I am dealing with here.
