Thank you @JD Martin for your input. I am looking for buy, rehab and hold. Currently I do not have enough space to use the home structure. So, I may need to add a separate structure. I will plan to build a garage. Can anyone let me know, what a typical unattached single car garage would cost.

I have given an offer on a home which does not have a garage. I am planning to add a car port or a garage for a one car. I believe adding garage is expensive than adding a car port.  Can any one suggest, how much a carport will cost Vs adding a garage.

When calculating cash flow, we use 6-8% vacancy, 6-10% maintenance and 10% caps. The question I have is, if there are more than one house rented, how an invester will manage each of the accounts. If we need to look at separating out how much funds are available for each of the home, how to keep track of it. Do we need to keep separate bank accounts for each home or is there any other way of planning for keeping track of funds.

I live in Peoria and I am looking to buy rehab and hold. I would like to know the best place to invest in the properties for buy and hold. Here in Peoria, the property taxes are huge -2.5% to 3%. I would like to get some directions from other investors. Thanks in Advance for sharing opinions.
