Hi @Darren Eady, don't mean it the wrong way. I am trying to gather info by calling each bank about what the best rates, loan LTVs and duration of loan. I wanted to know, if there are any investors using lenders in our area, and what loan terms and loan duration are available. If this is crazy, please advice on what you think are the best rates for home investment.

I am currently looking at a foreclosed home and planning to buy and rehab. As a foreclosed home, it has mold and bad roof. The question I have is, in order to make it rent ready and not to spend too much to make it look so luxurious, what are the basic things that a rental home will need with low maintenance. Carpet or Wood flooring?

I heard in one of the podcast to use CAN lights instead of ceiling fans in order to avoid maintenance later. My question is "Do we need to put CAN lights in bedrooms?" If so, how many CAN lights should be there a minimum in a bedroom to look good.
