Hi, this is Venky. I would like to connect to wholesalers who has RE licence. I would like to know how the wholesaling process works holding a licence. I got licence few months ago and would like to learn from other wholesalers, who holds RE License.

I received a mail from Realty Associates Network Incorporated (RANI) for considering to associated with as sponsoring broker. Does anyone have any experience working with them?

My main goal is to do RE investing for buy and hold cash flow. But initially, I plan to do wholesaling and will buy homes later for myself, when I accumulate enough cash.

I am building a list from list source for buy and hold 2-3 bedroom homes to send mails. Generally wholesalers use this lists to send to many homes so, they could wholesale it to cash buyers. Since my intention is only to buy and hold, is there any criteria that any buy and hold investors use. 

Currently my criteria is to look at 

My interested zip code 

Equity % of 40%-100% 

Homes sold from 3 years+ prior

living area from 1000 - 2000 sqft

Minimum Equity of $30K+

Absentee owners in and out of state

Can anyone suggest, if this is a good start or if there are any criteria I am missing.
