Hey Danielle! I am currently working with a couple of out-of-state investors looking for "Disney" themed STR in the Kissimmee/Davenport area. Although the market is saturated, that doesn't mean yours won't be successful if you present it the right way. From my experience, the occupancy rate is about 79% in those areas even in this market. The best part about STRs in those specific areas is that most of them are in STR communities that are already running as rentals and have Profit & Loss records to show before you buy so you can see how much you'll be cash-flowing. Although you are right the market is saturated but that doesn't mean yours won't be successful if you present it the right way. From my experience, the occupancy rate is about 79% in those areas even in this market. You could definitely buy a nice property within your budget and profit. My advice would be to go a little under your budget and save money to make your rental really unique. Try incorporating a game room or movie room and when you theme it don't just buy a Mickey comforter and frame and call it a day, really try to make each room unique (Star Wars room, Avengers room, Princess, Harry Potter etc) and go above and beyond. Hey Shannon! Orlando is a great place to do STR. Be sure you look in the designated STR-approved areas like Davenport or Kissimmee, an agent will be able to help you with that. In general, larger homes with more bedrooms is more desirable in the current Orlando STR market. Having a theme will also help tremendously as it will help you stand out amongst the multiple STRs right now. Good luck and feel free to message me if you have any other questions!

Hello Caleb! Central Florida is a great place to start investing, especially if your goal is equity and appreciation. There is also a lot of rehab and rent opportunities in some areas in Orlando that despite having lower appreciation rates they still have low vacancy rates.
