- new vinyl flooring It is an FSBO selling for $449,900.

The owner is planning on putting it on the MLS either this weekend or next weekend but wanted my team to find a buyer before the bidding wars begin. Based on the rental comps I saw in the neighborhood, 3/2 homes around the same sqft are renting for $1,800-2,500 a month. You can get away with leasing it on the higher end because this home is newer and more modern than the surrounding comps. You also have the option to use it as a short-term rental, the county permits STR and the community does not have an HOA. Similar homes on VRBO and Airbnb are rented for $90-120 a night. Hello Aysha! I don't work in Texas but I do recommend searching for agents in Houston on this website. They will guide you on which areas have the highest chances of appreciation and inform you of rental rates. Hope this helps!

Hello Nicholas! I think the best route you should take is to do some research on each market you are interested in and find an investor-friendly agent in each area to help you narrow down the best market for your specific goals. They will also help you find and calculate which properties will be a good investment. For example, I work with multiple out-of-state investors looking for STR in the Disney area. I send them detailed virtual tours, run comps, and help them calculate their ROI for each unit to see if they will have decent cash flow. The most important part of being an out-of-state investor is having a reliable "rockstar" team that also invests themselves.

Hello Gbenga! Welcome to Bigger Pockets! I would definitely consider Florida. A lot of people are moving to Florida ever since the pandemic so anywhere you decide I am sure it will be profitable. Port Charlotte, Sarasota, and Clearwater are some examples of great beach towns that allow STRs. Feel free to contact me if you want to discuss your options further!

Hey Kyle! I would definitely recommend calling the county's city and zoning department before buying an STR. They may have certain applications you may need to fill out before starting your business. I would steer clear of counties that do not allow STR, there are many other profitable areas in Florida that do allow them without the hassle of fighting the county or getting into any legal trouble. Also, be sure to check in with HOA restrictions in the communities you search in. Feel free to message me if you have any more questions!
