Hello Tommy! I work with multiple out-of-state investors looking for STR in the Disney area. Even with multiple people investing in this market, the occupancy rate for this area is still about 79%. The key is to make your rental stand out among the hundreds on Airbnb/VRBO. Examples are including a movie room/game room, theming rooms (try going above and beyond and not just putting a Mickey comforter), etc. There are also STR communities in those areas that include a lot of great amenities (water parks, tennis courts, fitness centers, etc). Keep in mind these communities often have high HOA fees. The good news a lot of these communities also have property managers that tend to your property so you have less to worry about. Property managers are a must as STRs are high maintenance. Feel free to reach out if you have any other questions!

I invest in Central Florida (Orlando specifically) because I live here and it is a hot market. Due to my job as a realtor and my connections I also find the best deals. Orlando is growing and will continue to grow in the upcoming years so any investment strategy (LTR, STR, fix & flip) will be profitable here!

Hello Ramon! Like most cities, there are areas you would want to avoid. Generally, the northeast part of the city is safest. Kissimmee is a great place to invest due to its proximity to Disney, it is also one of the only areas near Disney that allow STR if you would want to consider that route. Hey Monica! I would definitely consider Florida. If your goal is quicker cash flow you can opt for STR in the Kissimmee/Davenport area (closest cities near Disney that permit STR), or you can invest in partial short-term rentals (6 months or so) near the beach (St. Pete is gorgeous) for snowbirds. There is also a lot of opportunity in the Tampa market, it was voted the number one growing city in the country last year! A lot of people are moving to Florida ever since the pandemic so anywhere you decide I am sure it will be profitable. Feel free to contact me if you have any questions!

Hey Eric! I honestly think any of those areas would bring great cash flow. I currently work with a lot of out-of-state investors looking in the Tampa and Orlando areas. Tampa was actually voted the number one growing city in the country last year! There are also fewer STR restrictions in Tampa compared to Orlando.

Hey Ricardo! I have noticed this trend on the east side of Florida as well, there are multiple new construction properties near Fort Myers and Port Charlotte. I have also seen areas like Lehigh acres with tons of land and multi-families being built. There are a lot of areas in Florida with tremendous potential! I am excited to see where it will go from here.
