Hey Alexis! Orlando and Tampa were actually voted the top 2 rental markets in a Bigger Pockets article. Multi-families aren't as prevalent in all of Orlando and Tampa but there are good deals out there! I also have access to great lenders that would be able to assist you to get approved.

It is always a good time to buy an investment property! It is all about how you approach it. The main thing to remember when buying an STR is that you are in the hospitality business. Make sure to present your home in the right way and have a lot of amenities for your guests. Unique properties with multiple bedrooms tend to do the best. I would also invest in hiring a theming company to decorate your property. As long as the numbers make sense it will work!

I would say simply listening to your realtor's advice and actually answering them in a timely manner. The market moves fast so it is important to be responsive and motivated, it makes it a lot easier for your agent.

Hello everyone! I am an investor-friendly agent that works with a lot of clients that are looking for STRs near Disney. I usually recommend they pick homes that are themed but they are hard to come by. Does anyone have recommendations for good-quality theming companies? 

Hello Nadine! I would definitely consider Florida. If your goal is quicker cash flow you can opt for STR in the Kissimmee/Davenport area (closest cities near Disney that permit STR), or you can invest in partial short-term rentals (6 months or so) near the beach for snowbirds. There is also a lot of opportunity in the Tampa market, it was voted the number one growing city in the country last year! A lot of people are moving to Florida ever since the pandemic so anywhere you decide I am sure it will be profitable. Feel free to contact me if you have any questions!
