Florida is definitely a hot market right now and will continue to grow, especially in Orlando. My team and I work in the Central Florida area and there are some STR-approved zones close to Disney if you are interested in that area. Feel free to message me if you have any questions!

Hello Joshua!

If a property has been on the market for a long time, you are more likely to get a good deal depending on how desperate the seller is but I would definitely do some research on the property to make sure there aren't any hidden liens or large problems that would cause you to lose money in the long run. Your agent can definitely help you look into that. 

Regarding the comps, your agent should also be able to give you a comparative market analysis. The MLS has a lot of resources for that.

I would definitely connect with an agent that would be able to map out on the MLS what areas in Miami/Ft. Lauderdale are STR-approved and send you some good options depending on your budget and desired criteria. From there you and your agent can confirm that those properties don't have any STR restrictions. I work in Florida so you can message me if you have any more questions!

Hello! I would definitely start off by finding a good agent as they usually have good connections with quality lenders, contractors, etc. Try looking on Realtor Facebook groups in your desired area or searching for agents on Bigger Pockets. I have found a lot of quality professionals that specialize in investments on this website.

Kissimmee, FL is a great zone for STR. It is one of the only STR permitted areas that is pretty close to Disney and the airport. Also, Florida is definitely taking off this year!

Hello! I just passed my Florida real estate sales associate exam and I am excited to start working. What should I be looking for in a brokerage? I would like to use my license to help me buy investment properties while also selling houses like a traditional agent.
