first point out a similar property thats just came on the market (in the last week or so ), call to tell them,  tell them its similar to their property, and you would like to "share" that information with them, and this information would help hem understand what their property is worth,

this is a soft approach, so you need to follow up

yes, that makes sense, but some people claim its a valuable connection, also I do multi family

As a real estate agent I need more leads for home sellers, 

would contacting appraisers help me get leads ?

in return I could recommend them to my clients.

can you elaborate on a few points

#2 - what wordage would I use in the purchase contract to achieve a delayed closing

#4 - same thing what is the wording on the counter offer for a contingency to delay closing until you find a suitable property.

on a YouTube video I saw a commercial real estate agent who said that he regularly contacts lenders by either email or letters and the purpose is to try to get prospects such as buyers and sellers.

 I want to know is how is this done how do I approach a lender through email or letter and what should I say

I'm just not sure if I approach a lender directly and telling them I'm looking for prospects that may not sound right is there a better way to introduce myself

I didnt get a good answer on this , any thoughts ?
