Hello, I am wondering if anyone has any good cold calling scripts they use when getting in contact with property owners to see if they want to sell their buildings?

A lot of times they have a secretary that fields the calls.

I call around owners but NOT usually to list property. I ask to see if they have anything they would be willing to sell as I have clients and buyers ready to purchase.

The difference is that many of these brokerages call around to list something and do not have a buyer lined up for it. They just have empty promises and hope to land a buyer later.

I do not want to waste anybody's time so I call with a buyer looking for properties in that range.

I also try to stay away from sellers that want ( every single basis point out of a property ) when they sell. Those sellers are often unreasonable and take up a huge amount of your time. I have seen some listing brokerages work with these sellers for years on a property for it to not sell as I see it relisted with other brokerages again. Even if it did eventually close the time involved and aggravation is not worth the effort.

Save the time for more reasonable and realistic sellers.Time is money,time is money,time is money. Make that time count.
