I am designing my own advertising brochures, showing what homes or apartment buildings sold for recently in the neighborhood.

I am NOT using MLS pictures or other peoples pictures.

I'm actually going out to the properties from the street and taking my own pictures.

Then using them on my advertising brochures explaining what sold and when.

Is there anything unethical about this ? is there anything illigal about this ?

So far most info points to its OK to do, however since its for commercial purposes , its a little different.

Here is an example of what Im talking about (this is not my work just a sample from the internet)

Yes, I have a list from Prospectnow thats highly filtered and cleaned , no LLC's,

Im just trying to be different from the other junk out there, I know , I have like 50 agents letters and post cards,

most say how great they are, how many they've sold etc.

Also I dont want to send the same "I want to buy your multi family" as most agents do.

Its not credible, 

I want to start a (Multi Family) direct mail campaign with letters and post cards.| I know the fundamentals of how to design a letter and postcard with a proper message.

However I dont feel a newsletter, market Updates or similar materials are useful for multi family owners.

Most top agents simply show off what they sold in recent past and what they can do for you now, having sold a zillion $$$ of Units , testimonials etc.. I can't do that as a new agent. What to do, since I know everything needs to be spot on for a long term campaign to work.

Ultimately I want these owners to list with me. But in Los Angeles theres strong competition and if Im going to do this I need to be perfect spot on.

I have tons of "other" agents letters and post cards , so I know very well what my competition is doing,

how is it that your able to look at thousands of properties a week with flyers and OM's,

do you have extra help and use an analyzing software ?

if a client is selling his apartment building and is looking for an upleg, how can he play it safe

In this current situation of low apartment building inventory in Los Angeles,

For examples what tactics can be used to make sure that his property is sold while securing another

That is of his liking 

Examples, an option to delay escrow closing for 30 days, etc

What options are availble?

Ive used PPC extensively for many years , Ive read extensive info on it and feedback,

its very expensive and only works on very large budgets , like 100,000 + per year,

otherwise it will drain you money and provide very low quality leads

I want to call apartment owners, I know you can call B2B  or business to business,

but would calling to an apartment owner be considered a business call?
