I am with @Aaron Mazzrillo , he makes a good point.

One of my mentors gives 72 hours before his offer expires and she's been successful with that. I would experiment and play it out property by property.

Help me understand your first question a little better. The main target for my website is tenants and landlords. I reach out to landlord to see if they want to unload and properties.

For question #2:

My answer is A,B) - Final answer.

I put it up on my site and I put pictures up on craigslist.

One thing that makes this process easy is Postlet.

Hey @Khadijah New Big ups to you for getting out there and making offers! That's a big deal.

@Stephanie Dupuis hit it right on the nail, legally your offer is dead unless you have an AOS (agreement or sale) or whatever term you want to use for it, that states otherwise.

However, it doesn't sound like you used any paper work. Sound like just a verbal to the listing agent.

Keep us posted and let us know how things progress. I'd move on and look at other places. If this property in still on the market, then you can offer and even lower low ball offer. Cheers

Congrats! Looks like your out to a good start so far. I am in the same boat as your are. I am currently looking to purchase a 3 - 4 plex and live in one.

Honestly, I'm looking for a 4 plex that has a basement with its own entrance. I'd convert that bad boy into a studio and live in that so I can rent out all 4 units! The search is intense but I have it easy since I'm a licensed agent.

@Gilroy Buller Hey buddy.

You have some really good advice here from @Douglas Dowell @Fred Makaye @Jerry W. @Jake Goehring . They hit it all right on the money.

I don't want to bash your lawyer but I would bet she or he has expertise in other things that are not real estate related.

Tip of the trade: If you're going to be an real estate investor, then try to build a team of the likeminded people. I'm new but I took the time to get my team in simi working order. Currently my lawyer owns and invest in property, my CPA owns apartments, and my property managers own and rent out property. I also have an LLC that I will be using to invest in real estate.

I would thank your current lawyer now for their advice and seek a lawyer that has experience with real estate investors.

@Doris Logan Hey, I'm an agent and I also invest.

I say get your license all the way! You save on buying, you save on selling, and you have complete control since you don't have to rely on another agent to show you properties, run comps, negotiate deals, etc.

I don't see a single pro to having another agent do it except time saving and if they have more expertise. But expertise is something something you should be working towards anyways so you get that if you put in enough time and effort.

Same dilemma over here and I came to the conclusion that its best for me to put all my efforts into REI buy and hold for cash flow.

I have mentors that said they were in the same boat but after their first 3-4 deals they were confident enough to tackle a few flips, 2-3 a year, and they use the cash from that to really offset all loans, not just student. They also all held a full time job for 10 years even after they were clean of all "bad debt"

So that's the route I am going down. I'm a buy and hold %100 but after you have 4-5 deals under your belt, you should have a very good understanding of the market and can pull a flip or two a year to help offset bad debt.

I say stick with REI and just make sure you keep getting amazing deals like your first SFR. Congrats again on that! Sweet numbers!
