It looks like due to major vote and coincidence, I should start with "What every real estate investor needs to know about cash flow"

I'll then branch of to some of the books that @Giovanni Isaksen has mentioned and take it from there.

Hey @Raquel L. ,

I'm going to go with what @Eric W. said here. He hit it right on the nail. It looks like with some tweeking, you could get things right back into order. Seeing as you are a OFS owner, you best friend is going to be really good management so that has to get straighten out before hand. A 95k lose on top of 2 months of vacancies sounds crazy to me also.

This situation can be fixed.

@Sal G. I would buy it subject to the mortgage. Cash is king! Keep it with you always, And how are you running your numbers.

Cash on cash will always be greater the less you put down. I learned that you don't want to pay all cash and for one property when you can use that cash to leverage buying 2 or 3 more. Especially when rates are at 4%. Some of the older more seasoned investors remember when the rates use to be 10% 15% 23%. Yike!

A broker assistant or even an agents assistant will get you access to MLS.

I have an investor now thats using me to get access to MLS.

Cost wise its about $400-600 annually on top of $18-25 a month. Average total or $716 for the year

@Chuck Jeffrey Hey buddy,

I agree with @Derek Carroll %300. You really would be paying an outrageous premium to learn what couple book and BiggerPockets will teach you if you put in the time.

Save your money is what I say. I'm paid for such programs before and they are all lacking. Looking back I would have been better off just using the money I paid for programs that offer mentorship and instead used that as the down payment to get in on my first couple of deals.
