Hey BP Community,

Has anyone heard about www.freedommentor.com? Its a real estate investing program and they talk a good game. However, they are asking $3k to start and $200/month after 90 days.

Just looking to see if anyone had been through their program or is currently in the program now. I would lofe the feedback. Thanks

Hey, just seeing the second set of questions.

1. You wouldn't own the note, the owner would.
2. The house is all yours once the loan amount has been repaid.
3. Down payment is NEG. Owner typically has the say since he or she is the lender in this situation. Credit score and income also help with the owners decision. Just like with a bank, the higher the two, the higher the trust in payback and hopefully the lowered the down payment and and monthly payment.

Hey Jordan,

Congrats on putting in the RE work, woot! But here is the deal with owner financing:

1. There is a down payment. Same as a bank.
2. The owner SHOULD run a credit check for sure to protect themselves.
3. The bank should have no involvement.

Stipulations are that the owner becomes the bank and the holder or the note that's on the house you are buying. The benefits are that you don't have to jump through the hoops a banks would have you. If you default he or she get the house back and you forfeit all other monies and payments made. I hope that helps!
