Hello fellow BPer's after listening many podcast I've finally figured out how I'll try to get into this real estate game. It's been a harder then excepted task because every podcast there is a new idea or way you think that might work for you in your area. I kept hearing one simple procedure that mostly all investors use, the bell finally rang in my head. Direct Marketing, Direct Marketing, Direct Marketing. But then I had to figure out how to use my towns assessor website and now I could see the goldmine that's out there.

Hello fellow BPers after looking on BP and other websites for a couple of months I couldn't find a local meet up group specifically in my area of New York which is Yonkers NY. thank you Russell for your response. I decided to create my own REIA here in Yonkers so I guess I'll be doing my own research on that subject. After listening to @BrandonTurner on many podcast saying that if any investor would come up to him in eviction court while he was doing an eviction that he would gladly seller finance the deal. Getting the owner when he or she is the most motivated.

So I live in Yonkers NY which is in Westchester county 35 minutes from NYC. It's been pretty hard for me to find good deals through a realtor, so I want to try another avenue to find deals and that's catching owners at eviction court. My problem is I don't know where to start. I tried to go to the county's courthouse website and get dates for the evictions but not getting anywhere. If there is anyone out there in the BP community that can help lead me in the right direction it would greatly be appreciated.

Like most newbie and some older investors we are all great full to @Joshua Dorkin and 

@Brandon Turner for this wealth of info we are able to gather in one place. The last couple of weeks of last year I really wanted to focus and pin point out exactly how I was going to start off in my real estate investing career, whether to invest here in NY or try to find something cheaper in another state. And I came to terms with trying to find deals in my area here in Yonkers NY. I was going to put an offer in on a 3 family REO in my area but the realtor took too long with the paper work and someone got it under contract. Hey some things just aren't meant to be. Be with this new year upon us and my vigor to find and close on a deal I know that it's just a matter of time for me and all the stars will align.

I've been putting it out there on most of my post if there is any investors in the Westchester area that would like to get together and have a cup of coffee well in my case tea please feel free to in box me.

@kenvesley my credit is great all scores over 700. I would put down 10%. The house is completely vacant it's an REO so it will need a total renovation. I'm trying to get it for $150- $180k is my top and my realtor and I think it would need about $125-$150k in renovations. And yes the rents will definitely support the debt on the property.

hey Sean I got your email last night and was going to set something up with you for today but with the holidays and it being crazy at work I forgot my phone at home today. Hello BP community, so I finally going to take the plunge and put a offer in on a 3 family REO property here in Yonkers NY. Was wondering if anyone knows of a reputable hard money lender that operates in NY?
