@Justin Howe I'm thinking for my first deal that it should and would be simplier. But we are here to solve problems and thats how we make money. I just wanted to try every avenue before I gave up

@Robert Ebeling thanx for the tip on the asses value. i don't have my real estate license, but have been looking on redfin of some comps.

@Mark Henderson I don't have a real estate license. she basically is interested in selling because of modifying her mortgage and the rent she's getting is barley covering the mortgage. I'm at a lose since she owes more then its worth and both units are rented out below market rate. And NY is a tenant state so it will be hard to get rid of them.

Hello fellow BPers. So this 4th of July while everyone was out partying I was home writing yellow letters to tax delinquent owners in my county. Out of the 85 I got 4 calls 3 wanted retail prices and was just out to kick some tires to see what the process is about. This last call the lady seems motivated as the house is not worth what she owes and she has two tenants with no lease but she is barely making the mortgage payment. So here's the numbers it's a 2 family 2/1 each unit she owes $448K and on the county accessors website it's saying full market value is $310. I want to try to find a way to make it work for both of us if I can, does anyone have any idea how I could go about moving forward with this deal or should I just let it go?

After 3 years of having and chasing the shinny objects in real estate, I'm finally focused on my home area which is Yonkers NY. For years I've been listening to people that you can't invest in NY and make a profit, so been looking out of state and never was able to pull the trigger. So the last couple of weeks I have purchased two (laser focused) lists form listsource.com and printed up over 100 yellow letters on my printer after handwriting one. Will send out the letters on this coming Tuesday.
