Just wanted to ask what are people doing to find off market deals in your market? Other than bandit signs which are illegal in my market. I have also been sending out postcards, yellow letters, posting on CL and started advertising in the local paper. 

I concur with Derek. But I will not give the teant anymore leniency with the due date on the rent. Because as you can see you gave a break and they took even more time to pay you. 

@Antonio Artusa I feel you being in NY as well but you have to start thinking outside the box to get that first deal. Ask yourself these three questions daily, what am I doing?  what's working? And what's not working? These questions should give you some clearity on where you should focus more on getting your first deal.

I am currently wanting to help another local investor in my area in Westchester county while learning how he or she invests. I am not asking for a hand out I will definitely bring something to the table as well making this a win/win situation 

Hello fellow BPers. I am currently working on an off market 3 family house in Yonkers with a finished legal basement. Each unit in the house has 3 bedrooms and 1 bath. The basement is a 1 bed and 1 bath unit. The property has been vacant for the last 7 months. Some renovations will need to be done, mostly cosmetic. The one major job would be the roof. Repairs will average around 75-95k.
