roperty over view OFF MARKETfully Occupied 5 unit residential,20 Storage Units,10 RV spots,almost 6 Acres ,tones of room for development! Currently producing $4,000 monthly income all operating expenses should arrive in my email on Monday. Plus an extra $700 a month in Cashflow on my behalf . the $700 extra in Cashflow a month is my skin in the game. Its a $42,000 Mortgage Note that I just structured on April 1st. it will Cashflow 700 a month for the next 60 months. Need a partner to bring the 20% down Payment to the table which is right around $45,000 plus closing. We split ownership and Cashflow 50/50. i will be incharge of operations. the main goal will be to increase monthly cashflow and over all property asset value over the next few years. Once the property value gets at the desired value.... we will then place the property on the Market, when the property sells ☆☆☆(there will be NO profiting from the sale)☆☆☆ we will do a 10-31 exchange putting all of the capital from the sale toward A down payment on a 200+unit Apartment Building with a full on site professional management system in place. We will be using CPA Tom Wheelwright and his team at wealthability for all tax purposes. With your help this operation will be ran very professionally,there will be no unprofessional Acts or cutting corners. This will be a team effort no decisions will be made recklessly. If the numbers/math doesn't make sense there will be no gambling. My number one goal is to increase cash flow and property value for the very purpose of achieving the 200+unit apartment. The decision-making to achieve the goal will be done as a team. You're more than welcome to sit back and collect passively if thats what your looking for but the more we work as a team the quicker we will achieve exponential growth. I'm a very active investor at this time there will be a time that I sit back and collect in the future so I totally understand if that's what you're looking for know that you can trust that my operating skills & better judgment is on point when it comes to understanding how money and investing works .all bookkeeping will be done by a professional (no offense) but no cutting Corners with mother-in-laws and wife's. Property management & cashflow is very important to me it will be done on a regular basis regardless of the situation. Our focus is to minimize the unnecessary monthly expenses, increase cashflow & OVERALL asset value. Grass, toilets and tenant screening will be left up to grounds management team.

I need a real estate attorney as soon as possible. Please IM me if you can help provide solution. I made a mistake on a recent property I just purchased . Property was cheap, there were many people trying to get their hands on it. I acted fast and wrote up a contract purchase agreement between the buyer and I ,we both signed I handed him the money and told him that i would help and handal the warranty deed since he was uneducated about the process.i knew that there was a risk of this happening but I was willing to take it due to the property being sold for only 4,000. He got himself into some trouble and needed the cash which is why he sold so cheap. the Property values for around 30k.

Anyways after I handed him the money I quickly went and took possession of the property and had a warranty deed made for him. I set many dates that he has agreed to meet me and every single time he lied and failed to show up to sign and get notarized. Long story short the guy is a A1 class POS, scatterbrained drug head with a big-time criminal record and loves blaming his problems on anyone but his self and has a long history of similar events just like this according to his family lol not judging only speaking the truth . Trust me i am very aware that stuff like this should be taken care of befor paying, that problem is most definitely assist, it's solution time now. Even though this could have been prevented I do not regret my decision that I made AT ALL , 1 reasons I've learned a tone from this experience an 2 the property is most definitely worth it. So im calling for HELP! There's a total of 4 Lots, they're right by the lake and im willing to see how much i can give to create a dollar i will give you two of the Lots out of the 4 . The lot that I am offering is 50 ft wide and 80 ft deep it has a solid pole barn awning and no city restrictions. The property can easily sell for 10k. Lots like these by the lake are very popular in my area right now due to the tiny house trend. I'm willing to give it away if someone can help me solve this problem by getting this guy to sign the warranty deed. I'm unable to handle this by myself but ,This can be a very easy task with the right team work

▪So find a piece of property with one existing trailer/manufactured home already on the property that is move-in ready with land that has room for development

There are propertys all over EestTx that fit this description for around $40,000 and in great locations.

▪Organize the funding somewhat like a fix and flip 10% down of property purchase price, interest only loan and all repairs covered by lender. But rather than using the repair money to fix up a 《junky house》🏚 that could potentially be much worse than estimated once repair start taking place🛐✖, 60% of the time it always is especially when you're new or just money hungery   . Use the repair money to buy TWO NEW✅ mobile/mod homes they're now making hybrids that are easy to get a mortgage on to place on the land along with the existing mobile home. Doing this ensures that no unexpected unpredictable repairs🛐 pop up during development time due to the homes being brand new and save tremendous amount of time compared to doing a full Rehab renovation on a junk home . Soon as the homes get put in place they will be available to rent right away (move-in ready) and producing cashflow .

▪Most interest only loans like to carry the loan at least 6 months before refinancing. after that 6 months is up, refinance the property a traditional(70%+ loan to value) on a 25 year amortization I don't believe they will go 30 on a mod. then take the refinance money and pay off the first original interest only loan✔. Since the homes are brand new and will take no time to set up and start producing cash flow right away, the interest only loan time frame will actually be in our favor.

understand that location is one of the most important parts when it comes to being successful in real estate investing.

The risk factor on this plane is tremendously low. This is one amazing exponential wealth strategy. There's always a faster and easy way to play the game of life. cutting time in half by perfecting the (BRRRR strategy)(B)UY (R)OLL-IN💱🏁 💨🏳❌(R)ehab❌🗑(R)ENT (R)EFINANC (R)EPEAT ♻️

.........Im Missing out on some Sirius opportunities. My market is greatly on the rise do to the new high school being built. Investors from all over are starting to filter in. The only difference between them and myself is that they have access to upfront capital L.O.C .

not a rookie when it comes to finance and RE. Provide me with L.O.C and the cash will flow no doubt 100%. I know the game and there's not a person in my Market that know it better than my team and I.

I'll take access to whatever I can get! 10k , 100k I'll do multiple sources if I must. And trust me I'm not desperate needing money I'm just simply financially educated and know how to yours money to create wealth through real estate.

Don’t ever think you’re smarter than these people. A lot of investors are getting seriously hurt by scoundrels like these. I know you mean well, but it’s best not to play with them.  Nothing good could come of it.

This is the exact random text that I recently received on Thursday...

" This is Nick from Spectrum and I'm trying to connect with you in regards to the $150k REI Lines and $2 Million in Real Estate Private Money you are qualified for. When are you free for a call?

👌Of course I responded I'm "free now let's talk".

The guy sounded super legit over the phone. He definitely knew the real estate investing lingo. He was super helpful with the processing of my information. I had no problem sending him all three PDF files of my 3 credit report because I keep a credit lock & high alert fraud victim to keep out Financial predators that way no one can breach access. If you're going to invest in real estate this is a must. your information is out there much more than the average person. Without a credit monitoring system you are asking for it.

Anyways he contacts me back on Friday as I expected. The first thing he says is......

📞(Nick from Spectrum)⬇️

🗣"GOOD NEWS Ty you're definitely approved! I got you 40,000 in a real estate line of credit with 0% interest and 1 million in hard money for fix and flips all repair costs covered. The 0% interest on the LOC will run out in one year's time, soon as it runs out all I will have to do is restart the clock and it will go back to 0%. I'm about to send you all three numbers to the credit bureaus, that way you can call them and have them take down your fraud alert system. Just communicate with them and they will easily work with you to take it down. Soon as your fraud alert system is down it will take up to 6 days to start receiving line of credit." You will be issued multiple credit cards and a checkbook that way you can cover any closing cost, fees or down Payments without having to dip into your own cash".

• I'm just thinking how do you think I got my credit so good. I'm the one that put the credit lock up lol I got Equifax ,TransUnion and Experian on speed dial.

let's do some research on this future business partner. It's human nature to be excited about this kind of stuff. But a good investor never lets there emotions do the thinking for them.

▪1st red flag 🚩 That was the easiest approval I've ever had in my life. I know my credit scores are good but, damn lol

▪2nd red flag 🚩 online research- these guys are practically a ghost company they have no face of the business ,the website is literally two and a half pages. I'll let you check that one out for yourself, it's pretty low level lol

Chromie 3rd grade website🚩 , a total of one friend and one like on Facebook🚩

. they have the website connected to Better Business Bureau. With three positive reviews from 3 people only stating first names. All three reviews with a simple statement saying that they had a positive encounter 0 specifics other than one made 60,000🤷‍♂️ not sure how but he's made 60k lol

Then I come acrossed a negative review on Cix.com, of course right away automatically i knew that is where they got my information.

Apparently the same thing happened to another investor but he clearly did not do his research before joining their team. they issued him multiple credit cards for the line of credit. He states that all of the credit cards were fake that the money was never there when it came to closing the deal and Promises were never kept.

I then go back and try contacting Nick once again. Tried calling a few times, no answer. So I send a text

"I definitely dont mind doing business with the smaller companies what so ever. I just want to get to know a future partner a bit before I jump in to business with them. The same go with you guys. Spectrum would never jump in to business with a investor with out checking credit. My intention are very positive"

Hours go by with no response at this time I'm very concerned and in straight investigator mode. I tried calling multiple times left 2 voice messages• I finally get fed up & send them a text message saying they have till 6pm to give me a positive phone call Validating their information ,NMLS number an overall positive partnership. I told them if they cannot validate I would ruin their scam business and tell the world exactly what I'm telling them now lol stating that I am not a person that they want to mess with, that I have connections an overall a person that people will listen to because I can be validated.

Just as I expected not long after I receive a phone call from Nick's "business associates"
 boy was he angry 😂. I told him calm down all you have to do is prove to me that you are legitimate business, I want to see proof of success from people that you have funded to. I at least want to know your last name, where you're from and maybe a few references that can validate you. Literally the only thing he was focused on was the fact that I said I would ruin his scam business if he would not validate and the fact that I told his associate not to F with me. His only reason for calling was to tell me he will not do business with me, he doesn't have to tell me anything. He was pretty damn angry 😂.
It was a very simple task all he had to do was show me facts and proved that he wasn't a hard money lending scammer. I showed him my information to validate myself and abilities, you show me yours, its basic 101 partnership agreements .

that would be like me saying "hey man I need a loan but I'm definitely not going to give you my information or allow you to check my credit I just simply need you to trust me" debtthat lenders going to tell you to get lost..
