I'm a specialized real estate investor,

for my day work I sell cabins that people move on to there property The business I've been thriving in for many years.. Past few years iv just been selling the shells .  I have now converted to finishing the shells out do to it being such a high demand.  (It's a massive high demand !! )

A finished out cabin 16x40 2b 1bath cost the customer $63,250 to purchase from me.  

The customers I deal with are highly qualified, good credit, good debt to income and own land free and clear. 

I'm looking for someone that wants to partner with me to provide my customers financing.  

There are a few way to do this . 

#1 we start a rent to own company, 

Qualifying customers, Make sure they have good credit and income et cetera , customer provide down payment. 

Instead of charging interest it will  be rental fees.  There is a ton of money charging rental fees. At the end of the contract customer owns the cabin.

If customers stops paying we simply repo the cabin, bring it back to my lot and  Resell and trust me they sell fast. I throw the word (Repo cabin) online on my Facebook And people flock to it.   I will Assign a designated repo Delivery team  That specializes specifically in repossessing cabins. (Which I already have lined out).  It's obviously not the end goal to repo but it is covered in case it happens. 

2nd option. 

hold the customers land with the attached  Permanent cabin as Collateral. Customer stops paying   You get the property. 

Set up deed of trust and promissory note just like owner financing. 

Set rules and guidelines that must be followed. 

We only lend in place that have a good resale value.  

I will closely evaluate each property and be in charge of the Resell. 

To prevent having to do a foreclosure We work a agreement at closing with the customer If they fail to make payments the property gets deeded back to us to Resell.  I have done this with a few properties that I have sold on owner financing

I have more good deals than i can take on at the moment. Over a 130 sf properties in Texas, owner financing 30 year fixed rates.  Need to get the word out on here. Was hoping i could do a paid ad if possible? Already posted to B.P market.

It's been 4+ year of investing and I only have 45,000 cash and a business that makes good money and gives me a lot of free time. 

Am I grateful for what I have of course I am. I only have one problem that is a little bit hard for a person with my level of education and experience to admit.   

I don't know what to do next that will help me get closer to my end goal of having my 1st 200 unit appointment building with in 5-6 years ! 

My plan that I had set no longer makes sense with the prices the way they are now.  I need some help improvising !

I don't care what it takes I will make it happen but I'm going to need some help. 

if you were (self employed), had a small business that provide a lot of free time . P.S I'm not a W-2 worker I'm a bit limited when it comes to Banks.  I have one bank that I've worked with for years that will basically lend me what ever I need on a 15 year loan 20%down payment.  I have 45,000 cash.   How would you use this 45k to get closer to the 200 unit complex all in one location???

my plan was to acquire cheaper properties in my area for around 50k  that I could rent out right away that had room to create value by adding more units  . Once I acquired enough, sell the whole portfolio to acquire my 200 units, by then I will  likely have partners to help me acquire that 200 unit complex.  

⭕those $50,000 properties that could be rented right away with no repairs needed (no longer exist in this market lol)   

I would like this chat to be experienced investors only.  This is a real issue and I would love someone out there to possibly help shed some light.

So i have found a great deal that im trying to get at the moment 

it is a small mobile home park 

5 unit fully occupied with 1 empty MH pad  and much more room for more units 

Property is being sold for $200,000 

Total monthly income $3,375 

fixed Monthly expenses $733

NOI $31,700k

------------------------------------------------------------

My plane for this property would be to bring in 2 more mobile home units and do some landscaping

*total cost for value adds $34,000

rent each one out for 600 

bringing over all monthly income to $4,575 

this could be done in under 6 months and back on the market for sale for $350,000

----------------------------------------------------------------------------------------------------------

I have 34,000 cash to play with for a down payment & fees 

closing cost will be around $3,500

So I create a few mortgage notes now and then to help raise capital for more property.  Basically what I do is find a decent off market home for cheap that doesn't need much, clean it up and sell on owner financing.  Once I create the note I then sell the note for less than it's worth to a note buyer .  This time the person I sold the property to was 100% confident at the closing table that they could pay the note off on August 20th when their house closed this month,  so I told them I would take the Lesser amount same as I would be getting from the note buyer. 

They texted me yesterday saying that date has been move and not sure when it would be.  If they pay off for the Lesser amount they will be saving $24,000 so yes they are really wanting to pay it off I get that. But I'm loosing opportunity here!  Should I just tell them (sorry deal is off) I'm selling to the note buyer.  I dont just want to sit around waiting when they can't even give me a date. I'm counting on these funds to carry me to my next deal and it just so happens I found a great off market mobile home park yesterday that I really want to buy and easily couldn't if I just sell the note lol.  

What would you do in this situation?.  

Be the nice guy , ask for proof of funds & wait it out. 

Or 

●Tell them deal is off and sell to note buyer.

Most laws get proposed, then change dramatically before being turned into law. This is another one that will be changed dramatically before being enacted.

Im not alway right It was a bit unclear to me ,that was the reason for starting the post to understand more about what i heard .
