GREATOPPORTUNITY Need partner to bring capital to the table
roperty over view OFF MARKETfully Occupied 5 unit residential,20 Storage Units,10 RV spots,almost 6 Acres ,tones of room for development! Currently producing $4,000 monthly income all operating expenses should arrive in my email on Monday. Plus an extra $700 a month in Cashflow on my behalf . the $700 extra in Cashflow a month is my skin in the game. Its a $42,000 Mortgage Note that I just structured on April 1st. it will Cashflow 700 a month for the next 60 months. Need a partner to bring the 20% down Payment to the table which is right around $45,000 plus closing. We split ownership and Cashflow 50/50. i will be incharge of operations. the main goal will be to increase monthly cashflow and over all property asset value over the next few years. Once the property value gets at the desired value.... we will then place the property on the Market, when the property sells ☆☆☆(there will be NO profiting from the sale)☆☆☆ we will do a 10-31 exchange putting all of the capital from the sale toward A down payment on a 200+unit Apartment Building with a full on site professional management system in place. We will be using CPA Tom Wheelwright and his team at wealthability for all tax purposes. With your help this operation will be ran very professionally,there will be no unprofessional Acts or cutting corners. This will be a team effort no decisions will be made recklessly. If the numbers/math doesn't make sense there will be no gambling. My number one goal is to increase cash flow and property value for the very purpose of achieving the 200+unit apartment. The decision-making to achieve the goal will be done as a team. You're more than welcome to sit back and collect passively if thats what your looking for but the more we work as a team the quicker we will achieve exponential growth. I'm a very active investor at this time there will be a time that I sit back and collect in the future so I totally understand if that's what you're looking for know that you can trust that my operating skills & better judgment is on point when it comes to understanding how money and investing works .all bookkeeping will be done by a professional (no offense) but no cutting Corners with mother-in-laws and wife's. Property management & cashflow is very important to me it will be done on a regular basis regardless of the situation. Our focus is to minimize the unnecessary monthly expenses, increase cashflow & OVERALL asset value. Grass, toilets and tenant screening will be left up to grounds management team.
