So Walgreens is one of the best retirement plans there is if you ask me . They simply take care of everything and the tax benefits are amazing!

Walgreens finds the locations

 Walgreens Build the store ,Gets everything up and running .

Then sales to a experienced investor . 

Once the sale goes through, Walgreens then leases the location right back from the investor on a guaranteed 30-year lease.

Walgreens handles all of the management and expenses!...All the investor has to do every month is pay the mortgage and that's all taken care of by simply auto-pay and auto draft. 

The awesome thing is ,Walgreens has amazing Credit. So  banks will definitely be happy Lending you the money to buy a property that has a guaranteed 30-year lease by one of the largest retail stores in the world.   Talk about easy money . Most of us start with single-family homes for rental property which is the stage that I am in  now . In a couple of years I plan to trade all of my single family homes for larger multifamily because we all know that multifamily is much easier to run and also produces more Cashflow. SO trading your single family rental property for apartment buildings is a no-brainer . apartment buildings are still a lot of work to keep up with even though you have your management systems in place . 

So Walgreens is a hassle free Gateway to the good life after years of investing as accredited investor . 

Let's hear some positive stores from the guys that have done a similar investment plan or investor planning to do a similar strategy .

 Exactly lol .   I'm sure cozy loves being one of the highest mentioned websites on BP. The more their website gets mentioned mean less money spent on advertisement and more spent on growing the business to help provide a better updated service for investors .

No offense, I get what you're saying i promise, why ask a question when you can just look it up due to the question already being answered a 100 times.   • Posting a new thread on a topic that has been discussed to death as if it's something new doesn't score you any points with the people with whom you are trying to network.
  • Everyone knows what year it is, and we also know that saying, "It's 2019" really means, "You're an old stick in the mud who should get with it (i.e. agree with you) or get out of the way."
  • If you want those you communicate with in a written form to take you seriously, you should proofread and correct your grammar and spelling. Even if it is 2019.

What do you guys think about Cozy  for payment management . 

Looks like we'll find out cuz I just trust him down with some pretty hefty accounts for my tenants to deposit in 👌

It's 2019 and there's always a smarter and better way to play the game of life . It beats the hell out of chasing a tenant down or monthly check cozy sets up auto pay takes it out of your tenants account and puts it straight in two years monthly

I've got an opportunity for a very trustworthy Seasons investor . Since I'm new into real estate it is a bit tough structuring a good mortgage loan with a great interest rate. I'm a successful entrepreneur and real estate investor I have a credit score of a 700 but since I'm an entrepreneur starting out in the S quadrant tax bracket I can't provide the income that the banks really want to see on tax returns in order for me to get a good interest rate.  So my solution is to find a partner with a lot of skin in the game that has been doing it for years,  someone that a bank seize as accredited investor  and very trustworthy.  I would be willing to sign over and give a trusting partner 100% rights and all the cash flow of the owner financing note that I just structure on one of my properties in Gilmer. The note is on a five-year amortization, cashflowing $174 a month, thats a total of $10,440. The buyer just signed with my attorney today to close the deal the first payment will be made on July 1st. I factored all of my risk with a detailed credit check and buyers debt to income ratio to minimize any risk of having to foreclose on the Note .   I would give it all to a investor that is willing to partner with me on a Mortgage loan application for a great rental property that is in a great location. I found the perfect house here in gilmer tx that would make a great rental property. If  your interested I could come meet with you and give you all the details.   long story short you would be getting $10,440 just for signing your signature to back me up on mortgage loan to help me start building my wealth. I can assure you this will be the lowest risk and one of your top easiest $10k you will ever make, I'll show you my credit, I'll show you my income and I'll prove that I have the knowledge to pull this all off and do whatever it takes make my passion and dream country by Building Wealth in real estate. residential lot
purchased for : $2000
sold on (Owner Finance Note) no money down for $9,000 at a 6%rate
seller payed all closing/attorney fees and payperwork
amortized over 60 months/5yrs
total $10,440
cashflow $174 a month
seller payed all closing/attorney fees and payperwork

if anyone is interested I will sell the note for only $5,000

What made you interested in investing in this type of deal?

How did you find this deal and how did you negotiate it?

I found the deal on Facebook market listed for 7k .told seller I have 2k cash take it or leave it ,

How did you finance this deal?

bout with $2,000 cash sold on seller finance for $10,440

How did you add value to the deal?

I bout with equity appraises for much more than I payed.
I also purchased all the materials to build a new privacy fence around the property ( on credit card ;) .
the neighbor ended up buying the property from me before I put up the fence , materials where still included with the deal thought so I got out of having to pay a contractor buy ended up being a contractor ;)

I have a few gray areas when it comes to the seller financing paper work. The process is easy to understand ,I want to make sure I'm protected in case I need to foreclose on the buyer ,  I understand the buyer's credit approval, promissory note, deed of trust.   I just purchased a small 6,000 square foot vacant corner lot in a amazing residential location for $1,500😎 . I'm selling it with owner finance for $9,000 with a 6% rate no money down towards the property, amortized over 60 months. I found my buyer ,she absolutely loves to terms 🕺.  I'm definitely going to have an attorney look over all my paperwork . The only thing but I'm a little confused about is . Does the property deed stay in my name until they pay off the Note? Or do I transfer the deed to their name? I've learned a good investor always keeps 100% control over the property  but the property is structured under someone else's name, it's a tax loophole I learned in Tom wheelwright's tax free wealth book  .will my paperwork protect me if it's in their name if I need to foreclose ?
