@David Roe . Well David to find out what the house is actually worth you will need to do comparisons on homes that have already sold in the area within the past 6 months . It's always good to find at least three comps. The comps must be similar to the property that you are working with . You want to compare apples to apples . comparing to a foreclosed or short sale is never an option when dealing with an investment property that needs little to no repairs . Just because both properties have a kitchen and the front door does not make them a comparison . There's actually a lot of work to be put in when coming up with the actual value and sale price of the property. For example $50-$100 a ticket and selling out of tickets at a certain set number . I'm aware that so much of the profit must go to charity based on the county and state you live in . I'm just wondering why people don't do more of this . To me it sounds like an amazing idea.
