Will - my recommendation is to do this right, and shower glass is tough unless you're a pro. Cheap white subway tile is timeless for the surround, but we use L&L Glass for enclosures and they do great work. www.DenverShowerDoor .com

@Ken Hart Welcome to BP! I'd echo @Steve K.'s comments. Even in the SFR rental segment, cashflow is poorest in core Denver, and improves as you move into the suburbs. Finding a distressed or value add 4-12 unit will take a very keen agent as many go before they even make it on the market, but it can be done. Many MF investors are being pushed outside the 470 Loop, but that's not necessarily a bad thing as many of those areas are growing quickly. @Anson Young is exactly right. County doesn't know or care what you're using those utilities for, unless they find out it's being inhabited. Neighbors love to call the County about those kinds of things when your ADU tenant parks their car in front of the their house and they have to carry their groceries a little farther (true story).

Any reason to think your ADU application would be denied?

I like the idea of investing in Lawton, OK. I was stationed there for 3 years - lots of federally-employed folks staying 2-3 years. Now you've got me thinking!

Oh yikes. I'd recommend moving to a "joint and several" lease after this one. It's a single lease so there's no separate consideration for occupants - the rent is either paid in full or it's not. For this one, you can't do anything to those other 3 - they are not in breach of lease. Advertise the other room on a shorter lease that coincides with the other lease end dates and move to a joint and several.

Seeing credit history by account, total debt, timing of payments by month, full national criminal background check and eviction check has been invaluable to our company in screening thousands of applicants. I highly recommend at least something like SmartMove, which the tenant can pay for.

@NaDean Bowles Are you not purchasing a credit and background check from a service like TransUnion Smart Move, etc?
