@Tim ORourke One of the few places you can avoid a bidding war is on new construction - a lot is happening in the suburbs out by the 470 Loop. If you can find a model or pay to revise a model to have a private entrance basement, you can house hack that way. Getting your hands on a true "multifamily" property will be a daunting tasking even with a $250k down payment on hand. You might look down in Colorado Springs as well - rents are growing faster than Denver's and prices are lower.

@Dusti Young - the beautiful thing about holding the note is if the buyer walks away in a few years (or 29), you retain the property free and clear. We've held mortgages in Florida on a couple inherited properties and I'll just say this - there's a reason you receive 20 re-fi offers in the mail everyday!

@Lynn - have you considered a cash-out refi, then using those funds to secure another rental? I would suggest looking in a market like Colorado Springs as primary-residence buyer madness in Denver is pushing prices too high for investors. Particularly if you haven't refi'd in the last year or two, rates are incredibly low and you may free up more additional cash flow that way.

Traditional PM companies like mine don't offer mgmt for this kind of property, but you might reach out to Effortless Rental Group. Fursnishedfinder.com could be a great marketing platform to you if you decide to continue self managing. It's likely a 4 bed won't perform quite as well as corporate housing as a 1 or 2 bed.

@Hooman Arasteh - you might consider looking at Colorado Springs. @James Carlson saw the potential and is doing a lot of work with investors there, and I've expanded to that market as we anticipate Denver market conditions pushing more savvy investors there. 

We avoid Craigslist for our portfolio, and the cost to place an ad on Zillow is (grudgingly) well worth it. Listing on Zillow will get you on Zillow/Trulia/Hotpads, and like @Justin M.mentioned, adding a Zumper listing should do the trick.
