Advice for marketing strategy

Hello everyone,

I started driving for a dollars in three specific zip codes of Houston, Tx. I pulled an absentee owners list and basically went to look at all those houses to see if any of them were in bad shape. A couple were. What would you do next ? Shall I just mail the owner ? (I feel like they probably won't pay attention). What is the best way to reach out ?

In addition, I was thinking about pulling an owner occupied list and run it through the delinquent taxes record to see anyone that might be behind on their taxes and market to them. Is that a good idea, I have heard that owner occupant are not likely to move out.

From your marketing experience, what is the best strategy, what gets you the most leads ? If there is any other strategy that works for you, please share. I would greatly appreciate.
