I would recommend the Rich club and also look for "the real deal" on Meetup.com. Those have been my favorite places to go network. There are also big events organized by big wholesalers, title companies...Usually tons of people attending.

Great Stephen Littles , 2017 will also be the year I get my first deal ! Are you focusing in any specific part of town? Do you work with wholesalers or plan on doing your own marketing?

Hello guys,

I am in Texas, I have a question about the following situation, the seller has tenants in place, they owe money to the seller. No lease in place, most likely no deposit either, seller says that they are on a month to month situation. Tenants are family friends.

If I were to buy this house, what are my rights and the rights of the existing tenants? What would be the best way to approach the situation to get them out?

Charles Fletcher how did you find your deal ? Through your own marketing and some wholesaler ? A small time wholesaler or that big Houston powerhouses ? Thanks

Hi Ruben Castillo , I think the best way to get solid comps is to have access to the MLS. I'm guessing that you're not an agent, you should then try to network with agents so they could help you with comps. As a way to pay them back, you could give them the leads you get from people that want to sell but would not be that motivated and could use an agent to list their property. Another way for you to get comps is to sign up with some websites that offer that. They claim to have true MLS data which might be true but will definitely never be as good as the MLS itself. From the top of my head I have heard of real acquisitions and propelio. Just as a disclaimer, I'm not associated with either of those websites, just sharing information. Hope that helps! @Kris Seelbach that's exactly what I input for expenses as well, 30% of rent, and yeah, it has been difficult to find deals that fits those criteria. I was almost starting to wonder if it was too conservative.

Kris Seelbach I think those are good areas, what are your criteria as far as sales price and rent potential price ? How much are you factoring for maintenance, vacancy, management and cap ex ?
