Hey @Cory Carlson oh yeah of course cash buyers have to show proof of funds. I was saying that they don't need to show proof of funds from the beginning. But yes of course I provide proof of funds when I sign the contract. 

And I require that with other people as well, because the listing agents will not accept the offer without proof of funds. 

Hopefully that clarifies my answer.

You could have tagged me and asked me those questions directly. To make a long story short to answer your indirect questions is yes of course I provided all those details as I'm a realtor and investor, so I'm not no newbie. I'm a cash buyer, so no need to show proof of funds.

Exactly the information I'm looking for. I see these other people just writing stuff to sound cocky. But hey I take all information and learn from it. 

You guys are forgetting I'm a realtor/investor already. So I would know how to talk to these realtors. I just know from personal experience in my local market how difficult it is to work with people. 

So even though I appreciate the feedback, none are giving real value. Saying things like hey it's probably you. That's the most cliche thing to say. 

But trust me I look at all aspects. 

Interesting you say that.  It's most likely a contractor that would burn a real estate investor,  not the other way around. 

But I totally forgot to try to find contractors on here. That's really the key I'm missing.  I can have any joe list my house. 

I need workers to work on the house i trust

Sometimes you just have to plug away and find people that work well.

Well I've been on the phone all day every day with realtors across the country and people don't follow up, or when I talk to them they say OMG you found the perfect person to talk to. And take forever to respond. lol

But this also goes for my local market. I send offers for my clients and no response. You know how it goes. lol 

I'll explain it in detail  when we talk. lol 

I've been hardcore looking for buy and hold properties and fix and flip properties all over the country. 

You're talking Colorado, Ohio, Texas, everywhere. 

And I talk to these realtors and they are like I'm the perfect person that you called and it turns out they are a joke. 

Like how hard is your job ( trust me I know because I'm a realtor out in California) 

All I'm trying to do is making profit for ALL. 

One day it will come together and I'll find property managers, wholesalers, realtors, construction people to do the job.
