@Joshua Feit Great job getting to this stage in your investing career! When I was at a similar stage (many SF homes and vacation rentals) I decided to take a step back and ask myself how active I wanted to be moving forward in real estate. My rentals were already taking up a good amount of my time and I knew that one day I wanted to a completely passive with my investing approach. Ultimately I decided to start investing in multifamily apartment syndications. My wife and I haven't regretted that decision. We have great diversification in more than 14 syndications, the ability to travel and we are truly passive investors. If you enjoy being active and want to be hands-on, that's great too! Everybody is different. Best of luck!

@Jermaine Perry Good question. Personally, I still had some debt on the books when I started investing in real estate. The answer requires a lot of number crunching, but in my situation, it was pretty simple. I could either pay off my debt and "make" or "save" 4% or I could invest it into a deal and make a 20% return (at the time) and then use the 20% profit to pay off my debt. Ultimately, I paid my debt off faster using the second approach. Best of luck!

@Maria Luna Great discussion! I love number crunching. Short answer = yes, it's definitely possible. Longer answer = I achieve this with a different approach. I flipped some houses and worked a high-paying job full-time and cut my spending to nearly zero for a few years. Once I build up some equity, I started investing in multifamily syndications for cash flow. The end result was 100% passivity with financial freedom attached. Best of luck!

@Travis Houck Great question. I transitioned years ago into multifamily syndication investing. I've now invested with 14+ different syndication groups. Currently I am invested in 8 deals with Ashcroft Capital, they have been the best group I have worked with so far. I also brought my wife and my father into deals with them as well. In full transparency, I am fortunate to now be part of the Investor Relations with Ashcroft. With all that said, I have also had great experience working with other syndication groups and I invest in private note-lending and other real estate related funds as well. - PS Joe Fairless does a tremendous amount of education surrounding multifamily, syndications, and investing in genral. Best of luck!

@Carlos M. Good question. I started in SF homes and eventually transitioned into being a limited partner investor in multifamily apartment syndications. For my wife and I, the decision was about being 100% passive in our investing approach. I had had my fair share of managing tenants and property managers and doing hands-on flips. We couldn't be happier with the decision we made to go passive. As far as active syndicating, it can be very lucrative, but can also be very time-consuming. If it's what you love doing, it's worth considering. Best of luck!

@Thomas Dunleavy Hi Thomas, interesting post. I used to work at Disney World many years ago before getting into real estate. I got a chance to see first hand the employee housing they had offsite and were continuing to build at that time. I now have a seasonal home nearby to the parks and I invest in multifamily apartment syndications (in Florida lately). I am evaluating a property now in the Orlando area. Very interesting how the city has evolved since back then. I am still very bullish on Orlando in general. 

@Derek Cespedes I have been investing in apartments for many years. In today's environment, I am still achieving 7-10% annualized ROI on MF syndications. There are obviously a lot more factors to this such, but that's my simple straightforward answer. Best of luck!

@Matt Nettles I started in SF as well in 2009 and ended up transitioning into being a limited partner in MF syndications about halfway through, in order to be 100% passive. I now have 14+ syndication investments under my belt. Have you read the Best Ever Apartment Syndication Book by Joe Fairless? Great info for getting started in this space. Best of luck on your journey!
