@Brian Orr There are also consulting and coaching programs out there that might be helpful. I remember researching a tax and legal question one time for weeks on end. I read every post, clicked on every website and read everything I could and asked everyone I knew and couldn't find the answer. I eventually called a CPA/attorney and paid $125 for their time and got my answer in 10 minutes lol

@Scott Passman Hi Scott. Good question. I was about 5 years into real estate when I began transitioning into syndications. I had built up enough capital to where it finally made sense. I use the example that 20k invested @ 10% annually is only $166 a month... big deal. However, 500k invested @ 10% annually is $4,166 a month. Cash flow is only powerful with enough capital backing it. You can get there! Likely faster than you think.

@Ibn Abney Pursue what you love, regardless. Some love being doctors, dentists, engineers etc others love real estate. If you only love real estate as an investment, pursue it passively. If you love the business of real estate, pursue it actively. If you don't love real estate, delete your Biggerpockets account and invest in Stocks, Bonds and Mutual Funds :)

@David Zheng Great topic! I did leave my W2 job to pursue real estate full-time; however, I transitioned to being a 1099 contractor and pursuing ventures that I truly enjoy doing, so maybe a hybrid model? I have always been "frugal" with my money; although I don't need to have a job, it's nice to pursue doing things that I love doing. Best of luck!

@David Epstein I follow these (3) strategies. #1 buy for cash flow, not potential appreciation, #2 secure conservative long-term financing #3 Have adequate cash reserves on hand. Best of luck! The recession hasn't come yet, but I hear you.

@Tim C. Great question. For me, the best decision I ever made in real estate was transitioning into passive investing vs active investing. I learned so much when I was doing fix and flips, and single-family ventures, but going into passive apartment syndications has made all the difference and allowed me to completely free up my time. Everybody is different, but for me, my time is most valuable. Best of luck!

@Greg Scott @Charles LeMaire Thank you for the insights! @Ivan Barratt Thank you. I have been investing with Ashcroft for years, I'm in 8 of their deals currently and also part of their team yes. I also invest with many other syndication groups as well for different types of diversification. I invest in note-lending opportunities, self-storage, apartment syndications, a single-family flip syndication fund and distressed debt funds.
