@Kyle Plants Why wouldn’t you pay off your private lender.. you will put there money at risk if they don’t have first mortgage any more. When you refi with the bank you will pull extra cash to go and buy another property.
@Kyle Plants Yes that is the brrrr strategy: buy/rehab/rent/refinance/ rinse and repeat.. And private money to start is even better! Good luck

@Aaron Klatt I don’t agree with you. It is not as risky as brrrr. You are expected to do marketing that can last through several deals and it’s not 1000’s of dollars. When you do brrrr if you don’t buy right it could cost you way more.

@Justin Fraser congratulations Justin! Great job! I would like to know how you raised the money and what type of contract did you use and what’s the relationship with the investors; are they part owners or just invested for a return and if just investors what were the terms. Since you kept the property how do you pay them back, did you refinance? Would love to hear more. Thanks for sharing!
