@Steven Valdez-Acosta, if you are asking me what I done in the past to get good contractors; I asked for referrals from my "rock star" property managers and R.E. agents and also from handy man who have done work for me recommended the GCs they have worked for.  I then interviewed them and had them all bid on a project and choose the best ones.  I have been successful using this method in other states. I also had a good crew here once but I could not keep enough work for them because I kept getting good deals in other areas.  Now I want to focus more in the Md./Va./DC area which means I need a good crew here.

You mentioned searching through bidding platforms to find the right contractor; have you done this before?

I am looking for good contractors for flipping in the Maryland area. I am experience and have other properties but most of my properties are out of the state. I need someone in Md. who is experience with working with investors.  If someone here can recommend a good contractor, I would greatly appreciate it.

Hi Lamont, yes that is exactly what I wanted to do but I  did not have a referral for who could cut the door. I had one but the guy never responded after numerous calls.  Thank you so much for the contact.

Hello BP Members,

I am in need of a place that sells custom size doors at lower prices than Home Depot  and Lowes.  I am rehabbing a house in Baltimore and the entry door for the basement is only 72 inches tall and I would like for it to be metal.  I tried going to HD and they charge at least 200 over the price of a standard door because they have to cut it.  I know there are also folks who will cut a metal door for a cheaper price than HD.  I also need a couple of internal doors that are not standard size.

@Paul Sandhu, Hi Paul, I am looking into STR for one of my properties and I heard about renting out to long term business travelers who travel for their job and stay up to 6 months or more at a time. Sounds great but I'm not sure how to get connected with a company that does that. Do you mind sharing how you came about renting for the contractors for a long period?

@Priscilla Quintana, the properties I have there in Norfolk is and have been cash flowing for the last 20 years. I get about 500.00 cash flow on one of them but I have owned since 92 on that house. The others I’ve owned for 8 and 9 years, and they cash flow $400 and $385.

@Nick Foster. Hi, I disagree that Norfolk is a bad area. Some parts are but not all of it. I am a Cet and I lived in Norfolk while I was stationed there for 5 years and lived in a SFH from 1992 to 1996. And one year in an apt. I still have the property as rental and there has never been any trouble there since I owned the house. It's worth doing the home work because the prices are better and a lot of military will rent there.

@Marcellus P McKinley, I have not done this but I saw training on line for it. It seems to be very profitable depending on the location. I have considered it but right now I have a couple flips keeping me busy. Search in line for the training.
