Michelle,  the right realtor should be finding the deals for you. His role is to locate property that meets your criteria, show them to you and assist in the negotiation and closing process. If he is not doing that,  then you may need to find another one. 

Multifamily can be a little hard with FHA. as many times the units are run down and will not qualify. That being said, they do exist, but patience may be in order.

Direct mail is a good option, as you can fine tune your needs to the property you are looking for. Your investment realtor should be able to guide you on this as well.

Paul,

If you planning on moving in the next couple of years, I would consider staying in a rental. Anything longer than that, you should look at buying a home, and it should be one with long term investment in mind. 

I know the numbers may not seem to point towards buying a home (vs renting), but there are other factors to consider with home ownership, depending on your personal situation, which will add to your quality of life that cannot be quantified. This should be weighed alongside the numbers, and then you determine what's best for you.

In reviewing the latest Orlando Real Estate statistics, there is a concern that house prices are rising so fast that they are becoming out of reach for the average citizen. If this continues, banks' loan business will eventually falter and there will be pressure on them (and the government) to ease lending criteria further (they have already dropped credit score requirements to 580 in some cases). 

Does this sound familiar (2005/2006/2007)?

You definitely want a Title Company involved in the transaction. Typically the Seller chooses the Title Company since they are paying the costs. If they do not have one, call Ryan Kopcyzk @ Southeast Professional Title in Maitland. I have used them for all my investments, and they are very professional and efficient. Let him know I referred you.
