Neighborhoods in Orlando

Hi,

I have been doing some research on markets to invest in for cash flow and appreciation potential , and Orlando keeps coming up. Any suggestions on which neighborhoods/zip codes can I narrow my search on? The criteria for my investment is as follows:

1. Under 150K

2. 12%+ COC return with conservative vacancy, opex and capex reserve

3. B neighborhoods

4. Non flood zone

5. Prefer a small MF but can do SFR if the deal is good
