agree with Patrick....Fidelity National is great with the title work.  If you want someone to hold your hand, call John McMillan the attorney.  He'll make sure you don't do anything silly on the transaction and he specializes in Landlord/Investor deals.

For some reason, biggerpockets doesn't get a lot of love in SoFla.  Lots more discussion about Tampa and Orlando than the Miami/So Fl deals.  I don't get it.

This is a PARTICULARLY difficult point to get across to newbie buyers...they look at the actual cash flow and conduct the due diligence off of current rent.  They will miss some of the best opportunities by not being able to think outside of the box (ability to bring rents up to current market value, charge back water, etc).

Good luck, Joel!  The further you move from S Tampa, the easier it is to find deals, I think.

 No doubt that much of the periphery of Tampa/Pinellas has struggled.  You don't have to go all the way to Lakeland to find property values that haven't bounced much.  But, that is actually a good thing if you want to make dinero.  The margins in S Tampa, for example, are pretty slim at the moment.
