 WDO = wood destroying organisms.  There are two types of structures in Florida.  Those with termites and those that will get termites.  The more wood, the higher the frequency of treating.  I have shied away from frame structures as a result, but that doesn't mean they can't make fiscal sense.  It is just another variable cost that has to be considered.  

Dana and Nancy are right.  The mapping feature added to Craigslist a couple of years ago makes it one of my favorite go-to sites to get rents.

It's pretty common with multi-tenant dwellings to not allow the inside of occupied units to be shown until there is an acceptable deal on the table.  You disturb the tenants and squirrely things happen. By all means, build an inspection period in to the contract.  Ask detailed questions about the interior, look at current interior photos and let all parties know that if the interiors are not as described, there will be repercussions (walking from the deal, retrade, etc).  And when you do have a contract, climb all over the building, inside and out. That is the time to turn the place inside out...not before.   

When we put small Apt complexes on the market we typically receive 20 to 30 requests in the first week alone wanting to see the inside.  It is impossible to accommodate these requests without a revolt from the tenants.  Besides, 90% of the lookers have limited capacity to execute and/or plan on placing low ball offers to which the owner will probably not bother to counter.  The remaining 10% who do not fall in to the tire kicker class know the routine and are not intimidated by not seeing the insides without an agreement on the table.  These buyers, tend to have cash or their lending relationships in place and understand the limits.  It can be nerve wracking for newbies when they are told to place an offer without seeing the insides of each of the units, but eventually they learn. That is what the inspection period is for. 

It might take 6 months or more from listing a property to consummation of a deal.  By disturbing the tenants, you WILL (not COULD) expedite the turnover of the units .  That is a fact and it is understandable that the landlord would want to protect the tenants and his investment from unnecessary intrusion until a deal with a good buyer is in hand.

What type of work are you looking to have done?  Some contractors are better at some things than others.  AND, can the work be done with a handyman? or does it need a full blown contractor?

With Lightning owner Jeff Vinik remaking Tampa's downtown and the potential lifting of the trade embargo with Cuba now a possibility in my lifetime, I am very bullish on the Tampa market right now.  As long as interest rates stay stable, it is blue skies for real estate.
