Hey BPers I am located in Tampa, Fl. Currently, I am looking for a real estate agent to help me close on a home. I talked to the owner a month ago and yesterday he contacted me willing to sale. The discussion ended with him lowering his initial price. Really want to close on this soon.

Well if you've already found the property and talked to the owner why involve an agent?  Unless the property is already listed with an agent if you get an agent involved then a commission is going to come out of the sales price.  It sounds like what you need is a contract and a title company/real estate attorney unless you're looking for someone to hold your hand.
