Quickbooks could help you there. I use it along with Innago!

Hey Yashank, 

I would go with cheaper options. More bang for your buck. Ultimately in terms of software I would research your top 3 favorite and make a pros and cons list. That's what I did. I went with Innago and don't regret it one bit. Helps with all the things I need!

Hey Kobe, when looking for software it's always good to find 3 that rank highly for you while also putting down the pros and cons of each. For me when I did this Innago was a clear winner. I really like that it was free for me, had all the features I needed and the customer support rep was always knowledgeable/helpful.

In your case, it seems like hiring a property management company to help manage it would be more important than paying your friend that doesn't have much experience. 

I use Innago for the properties I manage. I found it helpful and easy. So if the PM company doesn't work I'd go the software route with Innago.

It depends on the submeters. If individually metered then they would be responsible for those meters.

Online payments for rent is the only way we accept payment. Zelle, PayPal, Venmo, or PM platforms all work fine. Unless you own 10+ rentals paying for complex software or rent collection services makes no sense. We currently use a mix of online payments. It's easier to find quality tenants that have something setup. They send payments to a separate account outside our personal stuff. Autopayments setup for the mortgages pull from that account. Nothing is mixed with 9-5 income. Finding a quality tenant should be your #1 priority after buying a property.

Congrats on your first property. I've never heard of schedulemyrent.com. I have used Innago for the past couple years and I found it very effective for my business. Plus they are free for property owners/landlords. I'd highly recommend!
