Denise, there is a recorded mortgage with the county real estate records on day of tax sale; however, nothing showing the mortgage was released.

I have been a member of the New Wealth Advisory Club since January. I also found an ad posted on Craigslist with regards to networking with other real estate professionals. I reached out, had a phone conversation with the member who posted it and I decided I'd like to learn more. So, I attended their three day introduction learning more about how the club runs, its benefits and also received extensive information on various investment strategies. I never felt pressure to join or buy anything and the weekend introduction was free.

I am a member of and have joined several professional networking clubs during my lifetime and really saw this opportunity as no different than what other organizational clubs offer in terms of membership and non affiliate opportunities to enhance your craft.

In the area where I live, all the REI clubs ask for membership fees or a fee for each time you walk through the door. In my opinion, NWAC is one of the better REI clubs in the region; there is a one time annual membership due and you don't pay anything extra to attend any other meetings throughout California (IE, LA, SD & OC). The club is exactly what I was looking for in terms of networking with other RE professionals and I have met some great individuals through the club. I don't see any type of scam going on. I believe there were some changes with the club dues at the time I joined and I only paid $1200 for the year, and it'll be $500 annual afterwards.

Kellum, I was looking at a few homes in Birmingham recently and had the same issue with regards to low sales in a particular area.  I use a software program called RealEstate PropertyPro that covers the entire US; but it only allows your comparable search up to .9 miles from the subject property.    However, I understand in rural areas your comparables may extend up to 5 miles but no greater than 6 months to a year.  So, I tried using Zillow but of course it was all over the place providing sales from 15 years ago.  I did find Redfin and RealtyTrac a little more useful. A realtor in that area may also be a great asset - good luck.

@Denise Evans 

Hi Denise, with regards to #4 the lien holder redemption period. If the mortgage holder never placed a lien on the property when the taxes became delinquent and there is no evidence of a mortgage release with the county recorder, does the mortgage holder automatically lose entitlement to the property after the deed has been purchased by the investor?  Thanks for the great information.

Just my two cents here. If the home value is worth more than the calculated liens than it is probably worth pursuing.  Sounds like you've already done some of the title search but if you feel the deal is worth it than the $75 is a good investment for a full title search. 

I was quoted $250 for a full title search but after I told the title company how much work I'd already done and background I'd collected about the house, I got the cost knocked down to $75.  If your concern is the costs for the search on a property you haven't acquired yet, you can certainly try to negotiate since you've done some of the work already.... My favorite line to use is, "Is that the best offer you can give me?"
